What types of foundations are required for a modular building?
Our basic foundations specifications are as follows;

  • Garden outbuildings- Adjustable, pre-cast concrete pads. Very lightweight, easy to transport, very little disruption to site, easy to install. Permanent, fully cast foundations or slabs can be installed if required.
  • Stable-blocks- Fully cast concrete slabs are recommended as the slab will also act as the floor for the stable block. If a transportable stable block or ‘field-shelter’ is required, timber ‘skids’ are specified for ease of transportation and flexibility therefore no foundations are required.
  • Garages- Depending on specification, either a full concrete slab or concrete strip foundation can be used. A full slab can also act as the floor whereas a strip foundation would require the existing ground to become the floor of the garage.

Do I need planning permission and building regulations?
In most cases, our buildings do not require planning permission and building regulations approval as they fall into ‘permitted development’. This however, is a very site specific requirement so a final answer can only be determined by a site visit. We can take on any planning or building regulation applications at an additional cost.

What is the standard specification of an outbuilding?
The standard specification of an outbuilding is entirely client specific. We can provide only the basic shell of any outbuilding to allow you to finish off as and when you feel, or budget allows. We do however recommend having at the very least the external finishes to protect the structural frame of the building.

Are there any delivery restrictions?
Due to the modularisation of our outbuildings, we can transport our manufactured panels to almost anywhere where they are required. The panels can be manufactured so they are small in size to allow access through door and archways, through the main house or over fences or hedges. Again, this is site specific and is considered with every project. Also, if access and design allows, we can manufacture and erect the whole building in our factory and crane it into place.

Do I need to hire any sub-contractors?
At Eco Modular Systems, we pride ourselves on being a one-stop shop and realise that our clients want their outbuildings designed and installed with as little disruption and input as possible. As we employ our own site operatives including joiners and electricians, the requirement for clients to employ sub-contractors is removed.

Are we restricted to your specification?
No. If you have a specific material requirement that is not on our specification then we will do our best to accommodate this or give you advice if we think that there are any better alternatives. We embrace any innovative materials and are always looking to push the boundaries by using materials or designs that are unique and innovative. Client suggestions, in any form are always considered.

How will my building perform?
In terms of warming and cooling of our buildings, we incorporate construction details that are much the same as new build housing. Also, as we use insulation in our outbuildings that meets or exceeds government housing regulations, this means that our buildings are warm in the winter and cool in the summer. Garages and stable-blocks are predominantly structural shell only but insulation can be included if required.

Can we visit previous projects?
We are happy to let any prospective customers visit our previous projects but as we also respect our clients’ privacy we cannot just turn up to projects unexpected. We are happy to contact previous clients in your area to see if they would be happy to let you look around.

What about maintenance?
Nobody really likes carrying out maintenance on their houses or outbuildings so we try to only use low maintenance/maintenance free materials on or outbuildings.

Do you use sustainable materials?
We use sustainable materials wherever possible. All of our timber is FSC and PEFC certified with treatment coming from only ozone friendly processes. We also try to use recycled or recyclable plastics and metals when required.
